现行的物业管理体制与社会主义市场经济不相适应；提出以业主自治、市场化管理为核心内容的开放式物业管理模式；从权力结构、服务管理系统、管理目标及实现条件等方面对开放式物业管理模式进行了探讨和分析。

The present real estate management system is not compatible with socialist market economy in China. The paper puts forward and open real estate management model which focus on estate possessors' autonomy and market management. It also probes and analyses the model from power structure, service management system, management goal, necessary conditions, and so on.
