摘要
温州常用房地产估价方法有市场比较法、假设开发法、成本法、基准地价修正系数法。这些估价方法实际运用中存在的问题严重影响了其评估结果的客观、合理和公正。为此,应通过搜集、核查可比实例,改进评估公式,依据市场变化确定房屋重新购建价格,及时更新基准地价。
The usual real estate appraisal method in Wenzhou includes sales comparison approach,hypothetical development method,cost based method and land datum value method.In practical application,problems in these methods affect greatly the objectiveness,reasonability and fairness of the result.We thus should update the standard land price by collecting and checking comparable cases,improving the appraisal formula,and determining the housing price in terms of the market change.
