摘要
文章用3个数量指标展现了近年来我国商品房价格上涨的非理性状态,商品房的价格之所以处于畸高状态,源于非正常的供给与需求因素。文章对不合理的收入分配格局、垄断程度较深的市场结构、流动性过剩的现况和我国长期以来不完善的住房结构体系进行深入的分析。商品房要想回归百姓可以接受的合理价位,需要建立合理的收入分配格局,建立竞争程度较大的房地产市场体系,遏制流动性过剩问题,同时还需要在我国建立完善的住房结构体系。
The paper displays the irrationality of Chinese commercial housing price of high speed rising with three quantitative indexes these years.Then the paper analyzes the cause of high speed rising of Chinese commercial housing price.Unreasonable Income Distribution,market structure of Oligopoly,Liquidity Surplus and the imperfect house structure system in China these years are the key causes.This paper proposes that establishing rational Income Distribution structure,constructing competitive real estate market structure,restraining the problem of Liquidity Surplus and setting up reasonable house structure system are main solutions.
