首先回顾了市场机制在上海三轮旧区改造中所起的推动作用,分析了旧改中暴露出来的机制不完善的问题,然后,阐述了上海在旧区改造中引入社会性机制的探索过程。目前,上海已形成"社会参与型"的改造模式,其"社会参与"主要侧重于居民参与机制、阳光拆迁机制等。最后,提出要处理好公共利益和局部利益的关系,努力提高改造更新的质量。

The article first reviews the promotion effect of the market mechanism in the three round old estate transformations in Shanghai,and analyzes the mechanism imperfect problem which has exposed during the old estate transformation.Second, the article elaborates the exploration process of introducing the social mechanism into the old estate transformation.At present,Shanghai has formed the transformation pattern of＂the social participation＂, and＂the social participation＂mainly stresses in the resident participation mechanism,the sunlight relocation mechanism and so on.Finally,the article proposes that we must process the relation between the public interest and the local interest,and improves the quality of the transformation diligently.
