摘要
从我国商品房市场与政策博弈的现实结果出发,指出我国房地产市场上是由需求的移动推动价格持续上涨,并进一步将需求细分为消费性需求和投资性需求。在定性分析两种需求对房价作用过程的基础上,构建由消费性需求和投资性需求共同主导的房地产价格模型。实证表明,投资性需求对2009年房价的上涨具有很强的解释能力。最后指出,控制商品房的投资性需求可以有效降低房价的上涨。
Based on reality of the game between house price and policies,this paper points out that the demand pushes up the continual rising of house price.Then it subdivides the demands into consumption demand and investment demand.After the qualitative analysis,a model is built to analyze the house price considering both demands.The empirical study shows that investment demand has played an important role in the rising of house price in 2009.Finally this paper points out that controlling investment demand can lower house price.
