本文通过对城镇土地定级因素选择原则、选择范围,城镇土地定级参评因素因子体系存在的问题进行相关分析,同时,指出现行城镇土地定级因素因子体系应用于乡镇土地定级存在因子过多、部分因子无实际意义等问题,得出城镇土地定级因素的选取应该具体情况具体分析的结论。

This article analyzed the selection principle and range of urban land grading factors and the problems in the system of urban land grading factors, and pointed out that the application of urban land grading factors system in urban land grading had the problems about the overabundant and insignificance grading factors, and come to a decision that the selection of urban land grading factors should accord with the actuality.
