摘要
城镇基准地价居于基础地位,是其他地价产生的根源[1],是政府调控土地市场地价水平的依据,对一个城市地价起着导向作用。该文在对2011年淮北市基准地价分析的基础上,计算基准地价内部结构比率,并结合实际情况对其进行分析,揭示城镇基准地价的一般规律,并分析地价结构比率变化产生的原因,以期城镇基准地价在实际应用中能更好的发挥作用。
Urban standard land price,a cornerstone of land price,is the root of other types of land price,in the light of which,government regulate and control the level of land price market.Besides,it plays a role of guiding urban land price.This paper calculates and analyzes the inner ratio of standard land price combined with the actual situation based on the analysis of standard land price of Huaibei city,in 2011.Therefore,to reveal the common rule of urban benchmark land price and analyze the reasons that cause the ratio change of land price structure,hence,it could advance the application function of urban standard land price in practice.
