城市居民住房质量满意度评价——以上海市为例

Evaluation of the Residents' Satisfaction to the Housing Quality——a Case Study in Shanghai

不断改善人们的居住条件,一直是我国乃至全世界范围内的一项极为重要的社会问题。简述近些年居民居住生活满意度的研究概况,根据对上海市徐汇区一个商品住宅小区(上海师大新村)居民所做的居民问卷调查,以层次分析法为基础,通过建立层次分析模型对影响城市居民住房质量满意度的诸多因素进行重要性分析,并进一步运用模糊综合评价法,对上海市居民对当前住房整体质量满意度进行评价,可为今后政府规划城市,企业房地产投资与开发,以及居民选择居住条件提供决策依据。

hnproving people＇s living conditions, has been a very important social issue within the scope of China and the other countries. In this paper, general situation of research of residents＇ satisfaction is intrnduced. Resident＇ s questionnaire＇ survey is conducted in one of the residential districts in Xuhui area, Shanghai. On the basis of analytic hierarchy process, by establishing, the analytic hierarchy model, the Importance of the factors that affect the resi（tents＇ satisfaction to the housing quality has been analyzed. And by using the fuzzy comprehensive appraisal, the evaluation of the satisfaction of tire residents in Shanghai has been made, su that we can provide some information for the government＇s city planning, the real estate development and investment and for the residents to choose proper housing.
