摘要
基准地价评估是目前城镇地价评估的主要形式。容积率既反映了土地利用程度,同时也影响着地价,因此容积率修正系数的确定显得非常重要。该文主要阐述了容积率的含义和容积率对地价的影响,分析了容积率修正各方法,通过各方法的比较,本文主要以样点地价修正法为主,以九江市星子县为例。
Premium assessment base is the main form of urban land evaluation。Floor area ratio not only reflects the extent of land use,also affect the premium,therefore,the determination of the volume ratio correction factor is very important。The paper expounds the meaning of floor area ratio and volume ratio on Land Price,correction of the floor area ratio method,comparison of various methods by,In this paper,the sample correction method based land,to JiuJiangShi xingzi county as an example.
