摘要
2008年美国次贷危机波及全球,引发全球近几年最大一次"蝴蝶效应",金融机构受到不同程度的冲击。房价持续上涨,引发的经济问题和社会问题,受到社会各界的广泛关注。陶长高、曹勇等通过分析全国有代表性城市房价,认为银行信贷政策与楼市的关联日趋紧密,银行信贷政策对房价影响最为突出,是房价涨跌的主要诱因。本文通过剖析我国房地产企业资金来源、银行信贷政策对房价影响等方面,分析我国银行信贷政策对房地产市场的影响。
In 2008, America' s subprime crisis affected the global and led to a biggest" butterfly effect" recently, which shocked financial organs to some extent. The house prices rise continuously, resulting in economic and social issues, which attracted much attention. TAO Chang-gao and CAO Yong analyze the house prices in representative cities, concludes that bank' s credit policy is closely connected to house market and is a major incentive for house prices. This paper studies the capital source of China' s real estate enterprises and impact of bank' s credit policy to house prices, and discusses the influence of Chinese bank' s credit policy to real estate market.
