摘要
利用主成分分析法,选取房地产投资增速与GDP年增长率之比等五个指标,对沈阳市房地产业与国民经济协调度进行分析,得到房地产业与国民经济的协调指数。利用3σ法,通过计算各主成分指标数据的均值和标准差,建立房地产市场预警区间。分析结果表明,沈阳市房地产业与国民经济协调关系基本稳定。分析结果与实际情况基本相符,证明主成分分析法是分析房地产与国民经济协调度的有效工具,并据此提出政府进行房地产市场宏观调控的几点建议。
Selects five indicators including the ratio of the real estate investment growth and GDP growth etc.,analyses the coordination degree of real estate industry and national economy by using principal component analysis method,and obtains the coordination index.The paper establishes an early warning interval for real estate market by using 3σ method to calculate the mean and standard deviation of the principal component indicator data.The results show that the coordination between real estate industry and the national economy is basically stable in Shenyang.The results correspond with the actual situation,it proves that principal component analysis method is an effective tool to analyze the degree of coordination degree between real estate and the national economy,and accordingly proposes some suggestions of macro-controlling on real estate market for government.
