摘要
以河北省安平县农用地定级估价工作为例,在农用地定级成果的基础上构建地价模型。通过农用地样点投入产出调查,采用收益还原法测算样点地价,并对样点地价进行空间分析,利用Kriging空间插值,进行样点地价空间分布模拟,与定级成果叠加分析,建立农用地价格与农用地质量之间的数学函数关系,借此对农用地地价进行评估。与传统估价方法比较,定级指数地价模型是一种简单、快捷的地价评估方法。
Farmland grading and evaluation is one of the key tasks in a new round of land resources survey sponsored by the Ministryof Land and Resources. Taking farmland land evaluation in Anping County, Hebei Province and building a land price model based on the grading of farmland, this paper first measures land valuation using income capitalization approach through the input-output surveying, analyzes the samples using Kriging interpolation, and then simulates spatial distribution of the samples. Finally, the paper models with farmland valuation and constructs a Spatial Index-Price. Compared with the traditional method, the land price model discussed in the paper is a simple and convenient method of farmland valuation.
