市场比较法是房地产估价方法中最重要、最常用的基本方法之一，但在应用中，传统的市场比较法估价在确定各项修正系数时，多采用特尔斐法，难免主观。本文将系统理论中系统层次分析法应用于传统的物业比较法，形成系统层次分析比较法，能够客观、科学地评估房地产价格。

The comparative method is one of the most important and usually used method in calculating real estate price. Calculating the real estate price by the traditional Comparative Method, we often adopt the Delphi method when ascertaining a variety of ameliorated factors but it is possibly subjective. In this paper, we apply the system hierachy analysis process to the traditional Comparative Method, and put forward the System Hierachy Analysis Comparative Method. We can objectively, scientifically calculate the real estate price hy this new method.
