An Empirical Analysis on Market Competition in the Residential Real Estate

分析了在建立RSCP分析框架下市场竞争状况与垄断势力之间的关系。通过数据对我国的房地产住宅市场的垄断势力及其空间分布、发展趋势,进行概括和分析,并且对这种市场垄断势力所产生的影响,特别是市场竞争方面的影响进行了实证的检验。

Based on RSCP analysis framework,the relationship between market competition and market power is explored.Through detailed data,this paper summarizes our Chinese residential real estate market monopoly power,its space distribution,and its developing tendency.As well,this article makes an empirical analysis on the impact of the market monopoly power,especially its influence on market competition.This paper comes to the conclusion that the insufficient competition in residential estate market causes that the degree of monopoly is certain to raise.
