摘要
分析了物业税的实施对房地产供需情况产生的实际影响,在供给方面从土地出让、开发商的资金链、房地产行业竞争、二手房的交易等方面论述了物业税的实施是长远行为。从抑制投机行为、居民投资需求两个方面的需求原则,阐述了物业税对房地产价格的内在因素和外在因素的影响。提出开征物业税势在必行,房地产的价格将在短时期内出现较大幅度的下降。
The analysis of property tax's implementation on real estate supply and demand is exhaustive.In supply side,the discussion is from land transfer,the developer's financing chain,the real estate industry's competition,second-hand housing transactions,etc.Then the article elaborates the principles from the points of restraining of opportunistic practice and investment demand of residents.The article also discusses the internal and external factors which affect the price of the real estate.It's necessary to implement property tax.And the price of real estate will decrease greatly in short period.
