基于功能区的西宁市商业用地集约利用研究

Study on the intensive utilization of commercial land based on function area in Xining City

以西宁市为研究对象开展商业用地集约利用评价,通过选取评价指标体系,确定指标权重构建评价模型.选择样本片区作为功能区的代表,运用综合评价法评价功能区的土地集约利用程度,并对商业用地的潜力进行测算.结果表明,西宁市商业用地集约利用处于适度利用水平;西宁市商业用地绝对规模潜力为348.44 hm2,相对规模潜力为51.92%;经济潜力为21 045.39万元,单位(每平方米)经济潜力为4 150.96元.

This paper takes Xining City as example to appraise the intensive use of commercial land,the corresponding appraisal index system is chosen,the index weight is made sure and the integrative evaluation model is built up.Taking the sample piece as the representative of function area,the land intensive use degree of function area is figured out by the integrative evaluation method,and the potentiality of commercial land is calculated.The results show that the intensive level of commercial land use is moderate in Xining City;the absolute scale potential is 348.44 hm2 and the relative scale potential is 51.92% in commercial land of Xining City;the economic potential is 210.453 9 million RMB Yuan and the unit economic potential is 4 150.96 RMB Yuan per square meter.
