摘要
以Lancaster的新消费者理论和Rosen的实证研究方法为基础,构建了hedonic价格模型的分析框架。以保定市住房为样本,对建模中的变量选择、函数形式设定及模型检验等问题进行了探讨。采用中心化方法消除变量间的多重共线性,进行异方差稳健性OLS回归分析,估计了楼龄、住房面积、所在楼层、行政区位和挂牌时间等特征的参数。检验结果表明模型表现良好,上述特征对住房价格有显著的影响。
Based on summarized the analytical Lancaster's new consumer framework of hedonic price theory and Rosen' s e model. Using housing mpirical analysis method, the paper list price of Baoding, the paper ex- plored the problems with variables selection, the function form choice and the model diagnoses in modeling. Adopt centralization method to remove multicollinearity between variables, and with heteroscedasticity - robust OLS re- gression, we estimated parameters of building age, housing area, location storey, administrative district and the listing time. The diagnose indicates the model performs well, and the above - mentioned characteristics have all notable effects to housing price.
