基于模糊综合评价法的居民住宅区位选择研究

Study of Residential Location Selection Based on Fuzzy Comprehensive Evaluation

分析影响居民住宅区位选择的因素,并建立评价指标体系,采取模糊综合评价的方法,从微观层次上出发,对居民在住宅区位选择时考虑的主要因素建立模糊综合评价模型,得出各个住宅小区的模糊综合评价值,为居民选择住宅区位提供参考依据,弥补了目前国内在有关方面定性分析的不足之处。同时,将模糊综合评价法用于居民住宅区位选择的研究,也为房地产开发商了解购房者消费趋向提供了参考依据。

The thesis analyzed the influential factors of residential location, and established the evaluation index system, adopted fuzzy comprehensive evaluation method, from the microscopic level, and started on the main factors that influence residential location choice, to establish fuzzy comprehensive evaluation model, then calculated each residential area of fuzzy comprehensive evaluation value, provided a reference basis for the residents choose residential location, made up for the shortcomings of qualitative analysis in the relevant aspects in domestic now. At the same time, we used fuzzy comprehensive evaluation method to study residential location selection, also provided reference basis for real estate developers understanding homeowners consumer orientation.
