郑汴一体化对开封市住宅价格的影响研究 被引量:11

摘要 随着中原城市群概念的提出与深入发展,郑汴一体化进程不断加快。作为郑汴一体化中规模较小的城市,近年来开封市房价增长很快。在全国房价普遍上涨的大前提下,开封市房价上涨虽然有全国性的普遍因素,也有自身因素,但不可否认的是在郑汴一体化具体措施实施后,开封市房价的增长速度明显加快。以郑汴一体化中的开封市为例,运用Hedonic模型建立住宅价格模型,从空间效应和时间效应两方面利用Spss13.0软件对其进行相关分析和回归分析,从而量化出郑汴一体化政策的实施,尤其是郑开大道的建成通车对开封市住宅价格影响的程度,并指出开封市住宅价格受郑开大道的影响,已经呈现出东西部不平衡的空间效应。 With the introduction of the concept of urban agglomeration of Central Plains and its in-depth development,the integration process of Zhengzhou-Kaifeng integration is obviously accelerating.As a smaller city,house prices of Kaifeng increased rapidly in recent years.In the background of rising house prices in the whole country,although small and medium cities,rising house prices has not only general factors,but also has its own factors.After the implementation of specific measures of Zhengzhou-Kaifeng integration,Kaifeng City's house prices rises faster.Therefore,Based on the integration of Zhengzhou-Kaifeng,this paper uses Hedonic model,established house price model of Kaifeng City.From two aspects of spatial effect and temporal effect,this article took correlation analysis and regression analysis by using software Spss13.0 to quantification out the effects of the implementation of the policy of Zhengzhou-Kaifeng integration especially Zheng-Kai road completed and open to traffic on the house price of Kaifeng City.This paper points out that Zheng-Kai road had influenced house prices of Kaifeng City,and the city had revealed the influence of east-west unbalanced spatial effect.
