摘要
基于城乡统一的建设用地市场,分析城乡一体化地价的衔接方法,实现城乡地价的衔接性。通过文献资料法、图解法、实证分析法,以农地发展权及阿隆索土地竞租模型理论为基础,分析认为工业用地价格是城乡建设用地价格的衔接点,且农地发展权为农用地价格与建设用地价格衔接提供了依据。在理论分析基础上,实证测算了城乡一体化地价涉及的各种价格类型,并实现了研究区城乡地价的衔接。
This paper analyzes the methods of joining urban and rural land prices based on the urban and rural construction land market so as to achieve the linkage of urban and rural land prices. Employing the methods of documentation, diagrammatization and demonstration analysis and based on farmland development rights and Alonso's Land Bid Rend Model, the paper concludes that the price of industrial land is the joining point of urban-rural construction land prices, and that farmland development rights can provide the grounds on which to join agricultural land price and construction land price. The paper estimates various types of land price involved in the urban-rural integration, and realizes the linkage of urban and rural land prices.
