摘要
我国物业管理实行业主自治和物业管理公司专业管理相结合的原则,而海南由于其地域的特殊性,出现了业主大会成立难、开会难、业主委员会选举难、更换难等业主自治难的问题。需要从加强小区公共管理,确保业主自治的选举工作、健全物业管理机制,保障业主合法权益、明确重要条款,规范业主自治、提供宣传及援助,推动业主自治几个方面来完善。
The principle that owner autonomous and property management company combined existed in the property management in our country.The problems are coming out in owner autonomous for the special regional characteristics such as the meeting of owners cannot been set up easily,meeting cannot be conducted easily,the election of owner committee is difficult to make and so on.These problems should be promoted by enhanceing public management of subdistrict,ensuring election of owner autonomous,improving property management mechanism,protecting owners' legal rights,identifying key articles,regulating owner autonomus,providing publicity and aid.
