摘要
对商业地产科学地进行风险管理,是开发运营中确保商业地产项目成功的关键。风险管理的基本原则应同公司治理的整体思路保持一致,一方面要考虑规避不可控风险,另一方面要考虑如何控制和对冲可控性风险。同时,在其管理过程中必须考虑成本和负面影响。良好的风险管理需要实现关键风险动因的全覆盖,非关键风险动因的密切监视。风险管理是针对未来事项的先验性应对,因此,风险管理的根本是对战略规划的管理,进而实现有章可循的过程管理,从而确保结果的正面性。
Scientific Management is a key to ensure the success of developing and operating real estate program.The basic rules of risk management should accord to the overall thinking of the cooperation management,which are on one hand avoiding uncontrol risk,on the other hand thinking of how to control and offset the risk.Meanwhile,It is necessary to consider the cost and negative influence during the process.A sound risk management need to realize the cover of key factors of risk and close supervision of other factors.Risk management is a kind of response of apriority.Therefore,risk management roots in the management of strategic plan and,furthermore,realizes the process management based on regulations to ensure the correction of the result.
