摘要
我国大中城市的房价与租金出现长期的背离,具体表现为租价比的不断变动。无论在短期和长期中,租价比的变动与利率正相关,与房价预期负相关。政府抑制房价过快上涨,应同时增加公租房的供给,避免出现居民房价预期逆转引致的房租大幅上涨。
According to the model of housing user cost, the change in rent price ratio will be closely related to interest rate and expected housing price, as well as housing policy. The authors test the changing trend and determinants of it. The result shows the ratio is nega- tively related to interest rate but positively related to expected housing price both in the short and long term. The supply of public rent should be increased in company with suppressing housing prices.
