城市规划视角下西安市主城区住宅空间结构演变研究

A STUDY ON THE EVOLUTION OF THE RESIDENTIAL SPATIAL STRUCTURE IN XI'AN CITY FROM THE PERSPECTIVE OF URBAN PLANNING

近年来,住宅市场的空间分异逐渐受到学界关注。本文以西安市主城区为研究区域,以2003年至2009年区内住宅资料为基础数据,分析了西安市主城区住宅空间结构的动态演变规律,并从城市规划视角对住宅空间结构演变机制做以探究。结果认为:西安市主城区内住宅空间结构呈现出数量上向轴线和板块集聚、价格上向多核均衡演变的趋势。住宅空间结构的演变受城市规划的空间战略、产业布局、交通建设和设施配套等影响较大。科学的城市规划能够引导住宅结构逐步优化,使之从单一极化结构向多极多层次的网络化均衡结构演变。

With the rapid development of real estate industry,the spatial variation of the residential market gradually attracts the attention of academia in recent years. This paper, taking the city of Xi＇an as the main study area and the residential projects information from 2003 to 2009 of Xi＇an City as the basic data, analyzes the dynamic evolution of the residential spatial structure through the methods of buffer analysis and Kriging analysis by ArcGis. Then the paper studies the evolution mechanism of the residential spatial structure from the perspective of urban planning based on a case study of Xi＇an City through the method of comparative analysis between the changes of the contents on urban planning and the changes of the residential projects in different areas of the same period. The result show that （1） the number of residential projects in Xi＇an City tends to gather along the axis and concentrate in the plate and the spatial price of residential projects in Xi＇an City presents the trend which from a polarization structure to a multi-core structure; （2） it is a new thinking of exploring the evolution mechanism of residential spatial structure through the perspective of urban planning. And the residential space should be placed under the city system for the strong correlation between them; （3） the evolution mechanism of the residential spatial structure was affected by urban planning on the aspects of space strategy, industrial distribution, transportation construction and facility configuration; （4） scientific urban planning could optimize the residential spatial structure from a polarization to a multi-layered composite network structure. And it is necessary to draw up urban planning scientifically about the space strategy, industrial distribution, transportation system, and facility network, so that the residential spatial structure could be optimized. And the spatial layout of urban population and socio-economic could be balanced through the spatial differentiation of residential price and the spatial variation of the residential projects.
