摘要
容积率是控规中主要的控制性指标,但当前我国规划管理落入了将低容积率与高居住品质完全对等的误区。对比西方国家,我国对于容积率的上限控制过于严格。而在现实的房地产市场中,不同需求层次的居民根据其所选物业类型,对容积率的高低需求也不尽相同,高容积率的住区也往往受到市场认可。在关于容积率控制的议题讨论中,应尊重不同居民的心理感受。根据笔者的调查研究与设计实践,适度提高容积率的做法是可行的。
Indicator control is always used in the control of urban planning in China, and FAR has always been the main method of that. But, management planning and design have been fall into the mistakes that the low FAR is equaled to the high residential quality.Comparing with western metropolitan cities, our FAR is over limited. In the question of enhancing the FAR, the residents are be ignored and the residential with high FAR are be approved. While In the real estate market, customers are not so sensitive with the FAR and different residents need different housing. So it is possible to enhance the FAR orooerlv.
