摘要
应用数据包络分析(DEA)的C2R模型和C2GS2模型评价房地产项目投资的规模效率和技术效率。研究发现,将DEA进行房地产项目投资的效率评价,与层次分析、模糊综合评价、灰色关联度评价等方法综合起来,可以更加全面、科学地评价选择对象。DEA的突出优势在于其客观性强,是基于效率的评价,研究结论具有经济意义,能深入分析各种资源的配置情况,能够为项目投资提供决策参考,具有其他评价方法所不具备的优势。
The C^2R model and C^2GS^2 model of the data envelopment analysis (DEA) evaluate the scale efficiency and technical efficiency of real estate projects investment. The study found that the DEA efficiency evaluation of real estate investment, together with AHP, fuzzy comprehensive evaluation and gray correlated evaluation can be more comprehensive and scientific to evaluate the selected objects. The outstanding advantage of DEA, which is other evaluation methods do not have, lies in its strong objectivity which based on the efficiency evaluation, so that the findings have a great economic significance, analyzing the configuration of resources in - depth, to provide the decision - making for investments.
