城镇土地级别划分合理性验证方法初探

Validation of Rational Urban Land Grading

针对城镇土地级别划分合理性验证,研究和探讨了采用秩和检验法及以价定级检验法对初步划分的城市土地级别进行定量验证的具体方法和过程。并以淮海经济区某城市为例,对该市初步划定的住宅Ⅰ、Ⅱ、Ⅲ级地采用这两种方法进行了检验,并对检验结果进行了对比分析,结果表明这两种检验方法均能有效地检验已划定的城市土地级别。

In order to validate the rationality of urban land grading, this paper studies the process of quantitative validation of urban land grading by applying the methods of rank sum test and grading according to price. Then with a city in Huaihai Economic Zone as an example, the paper verifies the three levels of residential land with these two methods. A comparative analysis of the results shows that the two methods could effectively test the levels of the graded urban land.
