摘要
城市土地供应与投放攸关城市规划的有效实施,城市管理制度创新亟待新型的、多样化的土地估价技术方法的支持和应用。本文基于澳大利亚悉尼市Pitt Town的"Vermont"居住开发项目的土地出让数据,从土地物理属性的微观层面出发,尝试通过建立多元线性回归模型(MLRM:Multiple Linear Regression Model)来进行区域土地估价,为未来项目周边地区的开发提供决策参考。目前国内土地估价仍多以定性比较评估为主,本文深入探讨了MLRM方法在地价评估与预测中的应用,以期为国内相关领域提供借鉴和参考。
Urban land supply and release have a compact relation with the implementation of urban planning.Innovation on urban management system needs the support and application of new and diverse methods and techniques relates to land price valuation.Based on the land-releasing data of Vermont in Pitt town,Sydney,Australia,the author pays more attention to the microcosmic land physical attributes and attempts to establish Multiple Linear Regression Model(MLRM) to predict regional land price which can be taken as reference for the development within neighboring areas.Currently,the majority of methodology of land price valuation in China has been concentrated on qualitative and comparative assessment.Therefore,the author focuses on applying MLRM to valuate land price and aims to form advantageous experiences for the improvement of related fields in China.
