安徽省城镇住房需求影响因素的实证分析

An Empirical Analysis on the Influencing Factors of Urban Housing Demand in Anhui Province

通过建立面板数据住房需求模型对安徽17个地市的城镇住房需求的影响因素进行实证分析,结果表明:住房需求函数存在地区差异;城镇居民人均可支配收入和城镇化率对住房需求有显著影响,而房价和居民人均储蓄对住房需求的影响并不显著;从影响程度看,城镇居民人均可支配收入对住房需求的影响最大。

A Panel Data Model of housing demand is established to analyze the influencing factors of seventeen cities in Anhui province.The results indicate that region differences exist in housing demand function,that resident disposable income per capita and urbanization ratio have remarkable influences on housing demand,but housing price and saving per capita have no remarkable influences,and that resident disposable income per capita has the biggest influence on housing demand.
