西安市房地产市场投机行为度研究

The Degree of Speculation in the Real Estate Market in Xi'an

近年来,我国房地产市场日渐升温,许多城市出现房地产投机行为严重的现象,造成房价的不断上涨。文章利用西安市房地产市场2006-2011年的月度统计数据,测算出西安市房地产市场的投机行为度为0.322,反映出西安市房地产市场存在一定程度的投机泡沫。因此,建议加强房地产市场的调控力度,通过开征物业税和增加保障性住房等措施来抑制投机行为。

In recent years, the real estate market has been increasing to heat up, many cities nave presented the serious phenomenon of real estate speculation, which caused the house price to rise inceasingly. Using the quarterly statistics data of the Xi＇an real estate market of 2006--2011, this paper has estimated that the degree of the speculation was 0. 322, which reflected the Xi＇ an real estate market had a certain degree of speculative bubbles. Therefore, it is recommended to strengthen efforts to control the real estate market, to introduce the property tax and increase affordable housing and other measures in order to curb speculation.
