房价波动与经济增长的实证研究 被引量:3

摘要 采用1998—2007年的省际面板数据实证分析,发现中国房价波动对经济增长有促进作用。区分了房价可预测部分波动和不可预测部分波动对经济增长的影响,以此来分析中国房价波动的抵押效应和财富效应。我们发现:一是中国房价波动对经济增长存在显著的促进作用,主要表现为抵押效应显著,但财富效应不显著。二是东中西三个地区的抵押效用表现为由大到小,东部地区几乎是中部地区的2倍,是西部地区的6倍多。
