关于设计使用年限内建筑物正常维护问题的探讨

Discussion on the problems related to building regular maintaining during the period of design life

根据《建筑结构可靠度设计统一标准》,对于保证建筑物的可靠度,正常设计、正常施工、正常使用、正常维护缺一不可。但笔者在校舍抗震排查过程发现,由于现有技术标准和政策法规对于正常维护的规定存在不足、建设单位缺乏专业上的判断与重视等原因,相当部分的既有校舍在正常维护方面存在欠缺,导致既有建筑物存在安全隐患。本文结合技术标准和政策法规的相关规定,以及校舍抗震排查的经验,对建筑物在设计使用年限内的正常维护问题进行探讨,供同行业人员参考。

According to 'Building Construction Reliability Design Standard',regular design,regular construction,regular usage and regular maintaining are necessary for the construction reliability.However,due to lack of effective regulations of building maintaining in current codes and policies,and ignorance of its importance,and insufficient knowledge of building owners,a great number of existing school buildings are not maintained timely,hence,hidden safety problems exist.Based on standard codes and related policies,as well as experiences accumulated in the process of school buildings surveys,problems related to normal building maintaining are discussed,and corresponding methods can be shared by colleagues.
