摘要
在我国城市规划管理中,控制性详细规划明确规定了建筑后退的标准,从而形成了建筑退缩位。在城市商务区,位于用地红线以内的建筑退缩位通常需要向公众开放,这种私人开发与公共空间的二重属性导致建筑退缩位在实际建设和管理中责任不明确,存在多方面问题。通过分析广州市体育东路核心路段4个街区的建筑退缩位的构成要素、基本模式和存在问题,从加强规划管理的角度出发,提出改进建议:将建筑退缩位与人行道作为一个整体来考虑,编制专项的城市设计指引,建构点、线、面要素有效整合的街道空间。
In urban planning management, regulatory plan specifies building setback standards. In urban business areas the setback area is usually open space for public use. Privately owned public space has vague responsibility holders and causes problems. By analyzing elements, model, and problems of setback in four blocks in Guangzhou, the paper suggests setback area and pedestrian area should be integrated and guided by specially made urban design guidance.
