中国城市土地储备研究文献计量分析

A Quantitative Analysis on Literature of Urban Land Banking in China

研究目的:总结归纳中国城市土地储备研究文献的基本特点、研究的主要内容及其研究热点,探讨研究的发展趋势,以期为后续研究提供参考。研究方法:文献资料法和对比分析法。研究结果:(1)2002年后,城市土地储备问题收到广泛关注和热烈探讨;(2)主要的研究区域为湖北、北京、上海、浙江、江苏重庆及山东;研究群体仍以从事土地科学的理论工作者和土地管理部门的实践工作者为主;(3)文献离散状况分析表明,期刊的核心效应明显;(4)研究的热点问题为土地储备融资、土地储备风险、土地储备评价分析及土地储备机制制度的完善和创新,但研究深度不够。研究结论:应基于多视角、多领域和多尺度,加强对城市土地储备机理的定量研究。

The purposes of this study are to summarize the basic features of the literature in urban land banking research, analyze its main contents and focuses, and provide some advice for follow-up study. Methods of documentation and comparison are employed. The results indicate that urban land banking has been concerned closely since 2002. The hotspots of urban land banking research are Hubei, Shanghai, Zhejiang, Jiangsu, Chongqing and Shandong, and the main researchers are from universities and land management departments. Discreteness of literatures gives strong evidence of core effect. The researches focus the financing, risks, evaluation and mechanism of land banking, meanwhile the depth of current research is not enough. Urban land banking mechanism should be paid more attention with quantitative analysis from comprehensive perspective, scale and field.
