摘要
物业管理是随着住宅与非住宅房产商品化、服务化而出现,并对其提供公共性服务和特约服务的新兴行业。随着物业管理业的出现,物业产权人即业主、使用人与物业的受托管理人即物业管理公司之间发生的纠纷随之出现,并随着各种法律法规的日益完善和人们维权意识的不断提高,物业管理纠纷呈上升趋势。如何更好地解决物业公司和业主之间不断出现的纠纷,使物业管理公司更好地服务于业主,使双方的合法权益真正得到维护,已成为人们关注的焦点。本文在探讨物业管理纠纷主要特点的基础上,分析物业管理纠纷产生的原因,并对如何解决物业管理纠纷提出自己的观点。
With the commercialization of residential and non-residential real estate and service-oriented, property management came into being. With the emergence of property management, the disputes between management companies and property owners exist. And the disputes are in the form of rising trend. How to solve the problems between the property owners and the company better has become the focus of people. This paper, based on discussing the main features of the property management disputes, analyzes the causes of disputes and puts forward the solusions to the problems.
