基于PCA评价体系的海西城市房地产综合竞争力分析

The Analysis of Real Estate Synthetical Competition Ability for City of Hercynian Economic Zone Based on PCA

基于城市宜居环境、社会环境、政策环境、经济状况、房地产市场运行状况和房地产市场健康程度六个方面,予以衡量城市房地产综合竞争力水平,构建海西城市房地产综合竞争力指标体系。运用PCA对海西各地级市房地产综合竞争力做出实证分析,对海西城市房地产综合竞争力进行排名,以资参考。

The real estate synthetical competition ability in different cities was measured under urbanlivability, industrial policy, economic condition, real estate market condition and real estate market health level. In addition, an index system of synthetical competition ability for City of Hercynian Economic Zone was constructed in this paper. The ranking list of urban real estate synthetical competition ability was achieved by positivism analysis, according to Principal Component Analysis. The conclusion provides a reference for management and development of real estate.
