楼宇自动化系统是现代建筑的重要组成部分,在智能建筑、绿色建筑与低碳建筑中具有举足轻重的作用,并将成为智慧城市的基础系统之一。为此,从绿色建筑对智能化和信息化的需求以及智能化技术的发展空间入手,对广义和狭义的楼宇自动化系统作了详细的介绍,并对建筑物的运行管理作了必要的分析、研究。最后指出按现代设施管理方式进行智能建筑管理,必须从建筑物生命期成本的角度规划设计楼宇自动化系统。

Building automation system is an important part of modern architecture.It plays an important role in intelligent building,green building,and low-carbon build ing,and it will be the basis of one system of smart city.Starting from the int elligent and information needs of green building,and the development space of i ntelligent technology,the generalized and narrow sense of building automation s ystem were introduced in detail,and the running management of building was anal yzed and researched.It was pointed out that building automation system must be planning and designing from angle of the life cycle cost of building when manag ing the intelligent building according to modern facilities management ways.
