摘要
公共租赁住房是我国住房保障体系的重要组成部分,其定价机制是否合理将直接影响保障功能的实现。本文从公共租赁住房属性出发,构建综合定价模型,提出应当以住房负担能力指数测算基准租金,以成本、区位因素修正,通过保障性指标、持续性指标检验,实现科学的定价机制。
Public rental housing is the important part of housing security system,the rationality of its pricing mechanism will produce an effect on the achievement of security function.Based on the property of public rental housing,the paper establishes a comprehensive pricing model,and points out that the basic rent should be estimated based on housing affordability,amended by cost and location,tested by security index and persistent index,to achieve the scientific pricing mechanism.
