摘要
当前,理论界和实务界均提出了许多有关地下空间建设用地使用权土地出让金估价的方法。影响该估价的因素很多,一般包括"土地同一供需圈的地价"、"地下空间建筑所增加的建造成本"、"地下空间开发与地表开发利用效能递减比例"等因素。综合各方因素,地下空间建设用地使用权土地出让金=(参考地价—地下空间建筑所增加的建造成本)×地下空间开发利用效能递减比例。
The acceleration of national economy and the process of urbanization promote the scale of the use of urban underground space.The use of land is made from one-dimensional plane to tridimensional space because of the specific characteristics of underground space.It also extends the object of real estate evaluation from surface to the space and from top to bottom.Therefore,in recent years,the evaluation of underground space has become a hot spot for scholars to investigate.The domestic and international researches are reviewed in three aspects of the tridimensional land prices and land use,space right,evaluation of underground space,which lay a foundation for theoretical study on land sales and 3-D land price evaluation.
