摘要
通过定量和定性相结合的方法,对房地产的特征因素进行选择并量化,研究如何将特征价格理论引入市场比较方法中,建立房地产估价模型.以广州市高层为例,选取大量交易数据,得出广州市高层住宅房地产估价模型.
This article uses quantitative and qualitative analysis method to select and quantify the factors of real estate and to apply the hedonie price theory into the market comparison method, and then further present real estate valuation model. According to the dates of Guangzhou city high building, the real estate valuation model of Guangzhou city high-rise residential was obtained.
