摘要
怎样使地铁与城市土地利用更有效地结合,怎样通过综合开发地铁房地产为地铁的建设和运营进行融资,已成为关系到人们生活质量和社会经济发展的关键问题。通过对香港、华盛顿和广州三个案例的分析,试分析总结地铁、房地产综合开发取得成功的主要因素,为各个城市在寻找最适合自己的开发模式时提供有价值的经验借鉴。
Metro is not only the most effective means of addressing modern urban traffic problems, and will have a profound impact on a city's overall planning and development. How to make combination of metro and urban land use more effectively and how to finance for the construction and operation of the metro by the comprehensive development of metro and real estate have become key issues that relate to the quality of life of people and the socio-eco-nomic development. Through the analysis of three cases at home and abroad, this paper tries to analyze and summarize the main success factors of the comprehensive development of metro and real estate, and provides the valuable experience for all cities in search of their most suitable development mode.
