摘要
随着煤炭企业房改制度的变化,为改变企业办社会的状况,使煤炭主业轻装上阵、健康发展,物业公司初步建立了市场化的物业管理体制。但由于住房设施老化、物业"养人"负担重等因素,与市场化的企业物业管理还相差甚远。因此,如何加强物业市场化管理,除走特色物业管理道路外,应坚持"以人为本"的服务理念,大力加强人力资源管理,正确引导职工群众的物业消费意识,建立完善的物业服务收费市场化机制,不断开拓创新,深入研究和探索符合市场经济发展规律的物业管理,以推动物业管理工作实现新的跨越。
With the change of house system reform, marketized property management system is built to change the situation of enterprises burdened with social responsibilities and help coal industry going forward without burden and developing healthily. However, owing to the ageing housing facilities as well as too much employees, the present property management differs greatly from marketized enterprise property management. Except for following a characterized property management road, to strengthen marketized property management requires enterprise to unswervingly adhere to the service concept of "people oriented", to strength human resource management, to correctly guide employees' property consuming consciousness, to establish perfect marketized mechanism for property service charge, to work hard through innovations in a pioneering spirit continuously and to intensively researeh and explore property management that in line with market economy's law of development, which shall promote property management to realize new cross.
