摘要
反向抵押贷款是一种新型金融产品,其主要受众群体为拥有住房且具有养老需求的老年人口。本文基于我国省际间区域发展的不平衡性,对影响反向抵押贷款推广的影响因素进行了提炼,研究结果表明社会发展程度、经济发展水平、区域人口结构是制约我国反向抵押贷款业务开展的主要影响因素,并通过因子评分表明反向抵押贷款有望最先在上海、北京、广东、江苏、浙江等经济发达地区开办。在此基础上,本文通过聚类分析将我国31个省、市、自治区划分为六大类,也得出了反向抵押贷款业务有望最先在广东、北京、上海、江苏、浙江等地区最先推广的结论,印证了以上研究结论的准确性。
Reverse mortgage loan is a new financial product and its main target group is the old people who own the house and has the endowment demand.This paper based on the unbalanced inter-provincial development and refines the factors affecting the reverse mortgage loan to promote.The results indicate that the degree social development, the level of economic development, the structure of regional population are the main factors restricting reverse mortgage loan to promote in China, Shanghai, Beijing and Guangdong are expected to first operate this business through the factor scores analysis. Further, this paper divides the 31 provinces, cities and autonomous regions in China into six types through the cluster analysis and indicates the same conclusion that Guangdong, Beijing, Shanghai will be the first places to operate the reverse mortgage loan.
