摘要 研究目地:针对房产市场比较法估价模型可比交易案例选取和因素修正过度依赖专家经验的问题,提出了利用GIS重新构建市场比较法估价模型的新思路。研究方法:利用GIS技术对该模型进行了具体建模和编程实现,并以该模型为基础开发了房产估价系统,最后利用该系统对赣州某房产进行了估价实践。研究结果:某待估房产经过本系统的价格评估后,得到其价格为3335元/m^2,而该待估房产实际成交价格为3400元/m^2,与估价结果非常接近。研究结论:模型应用实践表明该估价模型能够提高房产估价的效率和准确性,具有广泛的应用推广价值。 Due to the heavily dependent of experts' experience on selecting comparable transactions and correction factors in the market sales comparison appraisal model, the purpose of this paper is to propose a new way to improve the comparison approach. The GIS technology was used in the model and the programming design, and a real estate appraisal system was further developed based on the model. The system was further applied into a house appraisal in Ganzhou. The results showed that the price calculated by the system for the house was 3335 yuan /m2, while the practical price was 3400 yuan/m2, which were close with each other. The paper concluded that the proposed appraisal model can improve the efficiency and accuracy of property appraisal with significant value for applying in practice.
