摘要
房地产行业是资金密集型的产业,资金短缺是大部分企业面临的难题。近年来,由于国家宏观调控,政府对房地产业进行了一系列重大调整。文中对房地产辛迪加、房地产信托、房地产基金、上市融资、债券融资、项目融资、租赁融资、合作开发等8种融资方式进行分析,并按企业生命周期及危机时期将上述融资方式进行归类,进而分析现阶段房地产开发企业可采用的融资选择。本文的研究目标是对除银行贷款之外的8种融资方式进行全面的分析,根据其特点帮助房地产开发企业决策者在可能的情况下进行多种融资方式的尝试。
The real estate is a capital concentrated industy, and the shortage of the fund becomes the most enterprises' existing problem. In recent years, because of the national macro-economic policy, the government has carried on a series of great adjustments to the realty industry. The article analyses 8 kinds of financing ways, including lease financing, real estate trust, real estate fund, listing financing, bond financing, project financing and cooperation.It sorts out the 8 kinds of financing ways, according to enterprise life cycle and short period, and at last presents the financing ways that real estate enter- prises can adopt now. The goal in the research of this article is to find out the advantages and disadvantages during the 8 financing ways be- sides bank loan.According to its characteristics, assist the policyma- kers of the enterprises to have a try which carries on many financing ways in such possible cases.
