摘要
在相关理论的基础上,选取有关变量建立线性回归模型,验证房地产市场确实存在投机性需求.通过相关预期理论,选取房地产价格增长率和汇率增长率分别代表房地产价格预期和人民币币值预期,结合其他控制变量带入模型进行实证检验.结果显示,房地产价格预期和人民币币值预期确实影响房地产价格,故房地产市场存在投机性需求.最后根据实证结果给出了抑制投机性需求的一些建议.
This paper tried to prove that there is speculative demand in Chinese real-estate market.Based on some expectation theory,and took use of linear regression model.Chose the rates of change of real estate price and exchange rate to stand for expectation for real-estate price and RMB appreciation.Together with some other control variables,this paper found speculative demand does exist in Chinese real-estate market.This paper gave some suggestions to control speculative demand in Chinese real estate market.
