大城市影响区房地产业发展战略——以河北省永清县为例

摘要 随着大城市房价上涨,越来越多的住房需求辐射至大城市周边影响区域。为更好对大城市影响区房地产业进行定位,以河北省永清县为例,对北京市城八区居民进行分层随机抽样调查。在此基础上规划永清县房地产发展战略,并为其他大城市辐射影响地区房地产业发展思路提供参考。结论认为结合永清县自身条件及发展现状,根据北京市问卷分析结果,宜将永清县外销型房地产定位于养老休闲型公寓。 With the increase of housing price in big cities, more and more housing needs diffuse into affected zones around big cities. Taking Yongqing county in Hebei province for example, this article investigates residents in eight counties around Beijing by means of stratified random sampling. Then the development strategy of real estate in Yongqing county is put forward and the references are given to the other areas in affected zones around big cities. According to the Beijing survey results and a combination of its own conditions and development status, it is considered that the export-oriented real estate in Yongqing should be relocated to the leisure apartments for the aged.
