物业管理中的业主自治组织构建研究——以南宁市为例

On the Construction of the Estate-owners' Self-organization in Estate Management——Take Nanning City as an Example

物业管理过程中业主自治组织构建困难重重,原因多种多样。业主自治组织的缺失使得物业管理中面临维修资金使用困难、业主和物业服务企业之间矛盾尖锐、自治组织和物业服务企业无法互动等问题。基于业主自治组织的重要性,笔者主张构建出业主自治组织的模式,为物业管理中业主自治组织的缺失扫清障碍。

The reasons why it is difficult to set up the estate-owners＇ self-organization in China in es- tate management are manifold. The absence of the estate-owners＇ self-organization would cause such problems as financial difficulty of the maintenance, sharp contradiction between the estate-owners and the estate service agencies, and the lack of interaction between the self-organizations and the estate service agencies in estate management. Due to the importance of the self-organizations, the authors propose that the pattern of the estate-owners＇ self-organizations be set up so as to clear away obstacles for the absence of the self-orga- nizations in estate management.
