当前经济形势下房地产经济理性思考

Rational Consideration of China's Real Estate Economy Based on Current Economic Situation

由于房地产的保值增值性、居民投资渠道少的局限性以及对人民币长期升值的预期性,导致大量"热钱"涌入房地产市场,使得之前的房地产业呈现一派"繁荣景象"。但随着国家出台一系列房地产调控政策,使目前房地产市场降了些温,房价及交易量出现小幅度下滑,但国家如果不进行根本性的制度建设,纵容市场中"非理性行为"继续存在,房地产市场还会出现"非理性繁荣",只能是治标不治本。针对当前经济状况,深入分析房地产市场背后的"非理性行为",结合目前我国房地产政策中的不足之处,思考我国房地产经济未来发展的走向,以期对我国房地产市场可持续性发展有些许借鉴意义。

As a result of the keeping-value of real estate,the limited channels for people investing and the long expectation for CNY＇s appreciation,it leaded to a large of hot money in to the real estate market and made the market prosperity long before.Meanwhile,with a series of real estate＇s policy for controlling,it made the market a bit cold and the price and volume decrease nowadays.However,if our country does not reform the system contractions of real estate fundamentally,continue to existing the connivance of the ＂irrational behavior＂ of the market,and then the real estate market will be ＂irrational exuberance＂,and only be a temporary solution.Therefore,the thesis is expected to analyize the irrational actors highly behind the prosperity and consider the future tendency of real estate economy based on the weakness of the current real estate＇s policy,in order to make the real estate＇s market sustainable development.
