摘要
近年来,我国房地产在推动经济快速增长的同时,也极大地影响了人们的生活,中央政府自2003年起实施的房地产宏观调控政策,其结果是"调"而不"控",房价屡调屡涨。究其原因有以下几点:中央政府顾忌经济发展而调控信心不足、地方政府对就业和财政收入的顾虑、部分开发商为谋取暴利而对房地产出格的炒作、有钱人的投资投机行为和"房奴"被迫做出的超限付出。针对上述情况,各方应从维护国计民生的大局出发,从长远利益出发,各司其职,努力实现房价的软着陆,促进房地产供给平民化时代的早日来到。
Real estate is economic problem and also is society problem and it maybe become political issues if it can′t be resolved.In china over the recent years,although real estate can bring economic speed-up,it hinders to improve the people′s life directly or indirectly.So from 2003 the central government has put real estate′s macro-control policy into practice,but the real estate is put into adjust without control,the housing price repeatedly is rising.The reasons can be found as following: the center government worries about the economic development and so they appear without confidence;the local governments are concerned about the employment and financial income;some developers have tax evasion,disrupt transaction order and go too far to clean up,the rich investment opportunistic behavior and house slave are forced to pay out above limit.In view of above circumstances everyone should make up their minds from vindicating the overall of the national economy and the people′s livelihood,from long-term profit everyone performs its own functions to realize the house price′s soft landing and it is hoped that the day of real estate supply to civilians comes soon.
